Luke Cheatham is the founder and President of Good Bull Capital (GBC) and Diamond Client Group (DCG). Prior to GBC, Luke spent the last 20 years building, growing, and improving the performance of small and medium businesses in Texas as an owner of multiple ventures and a well-recognized strategic financial planning advisor.
At Diamond Client Group, Luke has built a team of advisors and consultants that partner with small and medium enterprises in solving their most complex financial and operational issues. In the last 5 years, this team has worked with hundreds of companies and high-net-worth individuals to improve their performance, protect their assets and impact their bottom line through targeted strategies around tax planning, transition & estate planning, variable compensation design, MBOs, M&A, and business & operational planning.
Luke is a proud Aggie. He graduated from Texas A&M with a B.S. in Civil Engineering and was highly involved in student life, running for Student Body President and becoming the director and spokesperson for Student Bonfire @ Texas A&M, a 501(c)(3) non-profit organization he founded in response to the 1999 Bonfire tragedy.

ETHAN GAO
Ethan has substantive large international law firm experience focusing on corporate work, mergers and acquisitions, capital markets, and financing transactions, including 4 years as a senior associate at the Houston office of Latham & Watkins. Prior to Latham & Watkins, Ethan spent several years as in-house counsel at a mutual fund and a hedge fund as well as Wall Street law firms focusing on mergers and acquisitions transactions. Ethan was also the general counsel of a manufacturing company in Houston while he transitioned into being a full time professional investor in 2016. He has made over 500 loans and investments in real estate and other industries. Ethan is a general partner on multiple multifamily and other commercial project syndications across the USA and is a key principal, loan guarantor or sponsor on properties across the country.
Ethan enrolled at the age of 16 at Cornell University and graduated with a BA in Economics in 2003 at the age of 19 and from Columbia Law School in 2006 at the age of 22. He lives in Houston, TX with his wife (who he met the first day of class at Cornell in 2000) and their five children.

TERRENCE MURPHY SR.
Terrence is a partner in Good Bull Capital. He was a 2nd Round NFL Draft Pick by the Green Bay Packers after graduating from Texas A&M University as a 3X Academic All-Big 12 Student-Athlete. Terrence has brokered $1.3B in real estate sales over the past 10 years. He currently owns 20+ companies under the Terrence Murphy Companies brand. Terrence is an investor in 30+ more companies as a venture capitalist. Investing in real estate is one of the things he is most passionate about, as he currently owns 1000+ beds of residential real estate and commercial properties all over the United States.
Terrence is a 2X winner of INC. 5000 award for America’s fastest growing private owned businesses and is also a 3X recipient of the Texas A&M Mays Business School – Aggie 100 for being one of the 100 fastest growing Aggie owned businesses in the world. The Good Bull Investments, LP (Fund 1) was launched to maximize high-value targets within 3 asset classes in which GBI possesses immense expertise.
The fund focuses on Mature Businesses as the preferred holding in order to drive returns. When available, the fund will also look to seed certain Real Estate development when it can obtain an equity return while mitigating downside risk.
Mature Business
High collateral requirement, senior liens on assets
Profitable businesses with 30%+ IRR opportunities identified
Value-added through tax reduction, marketing, technology, operational efficiencies, M&A consulting
Private Credit
Minimum 25% of Fund 1 invested with Good Bull Lending, receiving highest preferred return offered (currently 8% APR)
Leverage LOC established (10:1 expected) against loan allocation to provide strong liquidity atypical of private equity
Real Estate
Provide bridge equity between traditional financing and developer equity
LP Agreement Terms
Minimum $100k investment
7% hurdle rate before GP earns performance fee
2% management fee assessed annually
20% performance fee for profits earned above the hurdle
Fund 1 receives the highest preferred return of 8% from Good Bull Lending

General Partner (GP) grows the fund by 20%. The fund grows from $100M to $120M
2% management fee throughout the year. Average NAV would be $110M = approximately $2.2M in fees leaving $117.8M in the fund
7% hurdle rate means the first 7% of profits are not subject to the performance fee. First $7M of profit not subject to a performance fee.
$17.8M – $7M = $10.8M subject to 20% performance fee or $2.16M in performance fees assessed.
$17.8M – $2.16M leaves $15.64M in total gains after fees which is a 15.64% simple NET return.
